In 2018, the FHA loan limit for the entire Denver-Aurora-Lakewood metro area will be $529,000. That is the maximum amount for a mortgage loan that is insured by the Federal Housing Administration.
These maximum mortgage sizes can vary from one county to the next, because they are based on median home prices (which also vary regionally).

House Values Rising Across the State
These changes were made in response to rising house values. In Denver, the median home value rose by around 6% during 2017, according to Zillow. Prices climbed in most other parts of Colorado as well.
This is why federal housing officials have increased the 2018 FHA loan limits for Denver and other counties in the state. In fact, more than 3,000 counties across the country will see an increase in 2018.
According to a HUD press release from December 2017:
“The Federal Housing Administration (FHA) today announced the agency’s new schedule of loan limits for 2018, with most areas in the country to experience an increase in loan limits in the coming year. These loan limits are effective for FHA case numbers assigned on or after January 1, 2018.”
As of November 2017, the median home price for the Denver area was around $375,000, according to the local Realtors association. That’s the midpoint for this market, from a pricing perspective. The maximum FHA loan amount limit for the Denver-Aurora-Lakewood metro area is $529,000, for a single-family home purchase. So the limit for 2018 has been set well above the current median house value.
This means that home buyers who are planning to use the FHA loan program to buy a house in Denver in 2018 should have plenty of options — at least from a pricing perspective.
